I was surprised to see a reference to tiny homes (< 500 sq ft) at a cost of $245,000 as affordable. Wow, Bend is incredibly expensive it seems. It is such a beautiful area.

We have encountered issues several times in our home renting and purchasing. Having a home inspection prior to occupying your brand new house is absolutely necessary.

You have no facts backing you up. When I find the bill online, you bet I'll be looking into it, because I'm not convinced by a real estate broker, or someone closely connected to real estate has an unbiased outlook on this bill. Rent Control makes perfect sense as hundreds of people are homeless in Central Oregon. Unless there's a catch in this bill (which is why we have to do our homework), there's no reason why we need to increase rent every year, and our wages remain the same.

Boohoo! Get a real job instead of hoarding homes for a living! The alternative to rent control legislation is conflict (which landlords have historically nearly always lost just fyi).

Bro, the people who own the rentals are rich, getting money off the backs of the renters. They SHOULD make less.

You are obviously a shill for the rich, white property owners who are against these bills. These bills are to protect the poor workers against the evil tactics of the landlords.

I know how it works. Last year, I was late with rent by two days and the landlord evicted me. Then he tried to keep my deposit because I didn't clean it to his requirements.

See what I mean? Totally unfair.

Pass these bills. Im super glad we have good democrats finally in control of this state full of mean rich people. Maybe now we normal workers can get a brake.

Rent control is a landlord being forced to subsidize a tenants rent. Why? So the tenant can live a better life (like not having to live in smaller spaces than desired, or undesirable locations, or to more money for other things) Should a tenants desire to live a "better" life take precedent over private property rights? Private property rights (in all its forms) are a bedrock of what makes the US unique, free, great. Honestly, rent control is theft. This is not a good, or fair, Idea.

Opportunity Village in Eugene is completely different as they are very small, garden shed size, temporary shelters-100 s.f. or less, no plumbing or electricity-basically just homeless shelters. The community in this article has normal style homes about 250-400 s.f. that are not trailers or variations of a garden shed and look much nicer and are a truly affordable community. I'd love to see something like this set aside on the east side for land just added to the UGB instead of developing west side for rich peoples housing or another park. I love the concept of the tiny home, but realistically the homes on wheels and the small garden shed size homes look tacky compared to these.

Good idea yet this is Bend Oregon pretending to be Aspen Colorado, so this will never happen as reducing developers profit and having a livable city for all people is beyond what Bend will ever allow.

For the past 50 years, the typical home price cycles have been 7-10 years and the current cycle started in 2012 and our most recent cycle before the meltdown was 17 years.

Recessions happen every 10 years on average. The Great Recession started in 2009. The yield curve is a good predictor, and it's heading towards negative. Whether the next cyclical recession is in 2019 or 2020, you'd be better served to keep saving your money for a down payment immediately after the housing market crashes. Buy low, sell high. Like the above comment notes, a principal broker is not going to give this advice as it doesn't serve their interests.

It seems to me that now projects to improve homes are ahead of new construction because the country's economy has fallen over the past 15 years, and not everyone can afford to build a house now. Naturally, to improve the old house is several times cheaper than to build a new one, because the improvement of houses skipped the construction of new houses. Moreover, now it is very cheap to do a small cosmetic repair, especially if you know where to find cheaper contractor - on such sites as angieslist.com, servicewhale.com, homeadvisor.com.

Why is a 'principal broker' writing a story for the Source? I love how this guy is a fan of 'government moving forward to help alleviate our housing crisis'. Yeah OK. Isn't that a euphemism for saying development shouldn't pay for itself? It's the classic hypocrisy: man we love government when it picks up the tab for private interests but drown it in the bathtub when it moves to help the public. Come on, Source. Ax this bozo and bring on a high schooler instead.
