The mixed-use residential and retail development, Jackstraw, adjacent to Bend’s Box Factory area, announced on June 17 that it secured two long-term retail leases for the building. Joining the development will be Sisters Coffee Company and Drybar, a salon providing hair styling services.

The ground floor will feature 18,000 square feet of retail space, with a mix of shops, restaurants and services.

Sisters Coffee’s second location in Bend will offer a 2,230-square-foot café on the ground floor, with an expansive food and drink menu. The coffee shop is set to open in late 2025 or early 2026.

We’re incredibly grateful for how supportive the Bend area has been of our brand for many years, and excited to continue pursuing our mission of creating an authentic coffee experience built on a deep love of our craft and a heartfelt kindness for the people we serve,” said Jared Durham, Sisters Coffee Company co-owner, in a press release.

The California-based chain, Drybar, will open a 1,879-square-foot salon on the building’s ground floor, providing hair styling services known as “blowouts.” According to a press release, the franchisees of the Drybar location are based out of Eugene. The salon is set to open in early 2026.

“Bend has won a piece of our hearts and we look forward to expanding from our hometown in Eugene, to now being a part of the beautiful Bend community,” Drybar Owner, Lori Harrison Andersen, wrote in a press release.

The 313-unit project is 80% complete, with pre-leasing beginning in July and move-in availability in October.

According to a press release, Jackstraw will link with the Box Factory through a plaza-like street dubbed “Lava Pass,” shared by pedestrians, bicyclists and low-speed vehicles. The street design will allow for partial closures of the plaza for events, concerts and markets.

The building has been under construction since spring 2023 and has a mix of apartments and townhomes. Resident amenities include a fitness center, rooftop lounge, landscaped gardens and co-working areas, among other offerings.

According to Killian Pacific, customers visiting Jackstraw and the Box Factory will have access to 375 free parking spaces, through validation when shopping, dining or visiting services at either property.

The development generated significant community input back in 2024, surrounding complaints about the construction impacts to the Box Factory and the requirements of a City of Bend program that gave the developers, Killian Pacific, a $10.6 million, 10-year tax exemption.

The tax break came from the City’s Multiple Unit Property Tax Exemption program, which was aimed at encouraging development if a proposed site met program requirements.

Requirements included a development having three or more residential units, multiple stories and providing at least three public benefits. To receive the exemption, developers also had to prove that construction would not be financially feasible without the program’s tax exemption.

Some, including City Councilor Mike Riley, wondered why the project was requesting an exemption after having started construction prior to the application, in April 2023.

While Killian Pacific was ultimately approved for the tax exemption, the City decided to pause the MUPTE program in February 2024 to assess how it can better serve developers and the community.
