As I move into 2027, I will be celebrating 10 years in real estate. One lesson I have learned is that national housing headlines rarely tell the full story of what is happening here in Bend.
Even local Bend statistics can miss the mark because they often include ZIP code 97707—Sunriver and Three Rivers. In my experience, combining these areas can make it difficult to see a truly representative picture of Bend. Their vacation homes, resort properties and second-home activity often behave differently from homes within the city.
I know national news can provide context—but truly local data provides clarity.
Bend can exaggerate a national trend or move in a completely different direction. That is why headlines declaring that the market is “crashing” or that sales are slowing deserve a closer look before Central Oregon homeowners make important decisions.
Recent headlines prompted me to investigate the numbers myself. I removed ZIP code 97707 and compared true Bend sales activity by price range across 2024, 2025 and 2026. And no Chat numbers here, this is data collecting that AI and chat cannot produce.
Here is what I discovered: Bend’s 2026 sales volume is approximately 15% higher than in 2025 and nearly 23% higher than in 2024. Those percentages do not describe a market in free fall.
The gains are visible across several price points. Sales between $400,000 and $500,000 more than doubled from 2025. Activity from $550,000 to $650,000 increased by approximately 15% to 19%, while sales between $1 million and $1.25 million rose by nearly 18%. The $1.75 million-to-$2 million segment nearly doubled its 2025 sales activity.
This does not mean every part of the market is performing equally. Current days on market range from approximately 47 days in one segment to 130 days above $3 million. Pricing, presentation, location and competition still matter tremendously.

When headlines say the housing market is crashing, contact a knowledgeable local real estate broker. The news that matters most is what buyers and sellers are doing today, in your neighborhood and at your price point.
